What affects an apartment’s price?
An apartment’s value is driven above all by its location and by what similar apartments have sold for. Even within the same district, though, prices can vary considerably.
- location: district, street, public transport, schools and services
- building: year built, materials, whether it has been renovated
- apartment: size, number of rooms, layout and floor
- condition: whether it needs renovation or is ready to move into
- extras: balcony, parking space, storage room, energy class
Five ways to estimate the value
Transaction prices. The transaction database of the Land and Spatial Board (Maa- ja Ruumiamet) shows what apartments in the area actually sold for. It’s the best starting point, because asking prices are often higher than the final sale price.
Listings. Ads for similar apartments on property portals show what’s on the market right now — but not what those apartments will eventually sell for.
An agent’s estimate. Agents often give a free estimate, but it’s aimed at winning the listing and can be optimistic.
A valuation report. A report from a licensed valuer is usually required by the bank when it issues a mortgage. It’s thorough, but it costs money and takes time.
A direct buyer’s offer. Kinn.ee makes an offer within 24 hours. It’s a concrete amount you can sell for straight away — a useful benchmark even if you decide to sell another way.
Which method should you use?
If you just want a ballpark figure, start with transaction prices and listings. If you’re planning to sell, ask for a concrete offer — that gives you a reliable floor and something to compare an agent’s estimate against.

Frequently asked questions
Is the Kinn.ee offer free?
Yes. The offer is free and doesn’t oblige you to sell the apartment.
Is a direct buyer’s offer the same as the market price?
It’s usually somewhat lower, because we take on the time, the renovation and the sales risk. In return you get a fast, certain sale.
Do I need a valuation report to sell?
Not when you sell to Kinn.ee. A valuation report is usually required by the buyer’s bank when the buyer takes out a mortgage.
Where can I find actual sale prices?
In the transaction database of the Land and Spatial Board (Maa- ja Ruumiamet), where sales are grouped by area and period.
