Terms of Use
These terms apply when you use kinn.ee and ask for an offer. The exact terms of an apartment purchase are agreed in writing and in the notarial contract.
1. Who we are
kinn.ee is run by Scandikodu OÜ (registry code 16205448, Juhkentali tn 8, 10132 Tallinn, Estonia, ost@kinn.ee, +372 5558 6947).
We buy apartments directly, in our own name. We are not an estate agent or intermediary and charge sellers no commission.
2. Asking for an offer
- Asking for an offer is free and obliges neither you to sell nor us to buy.
- We usually make an offer within 24 hours. It is based on the details you give us, public register data and our view of the market.
- We confirm the final price after one viewing of the apartment. If its condition, legal status or other material facts differ from what was stated, we may change the offer.
- An offer is valid for 2 days unless it states otherwise.
3. The purchase
- The sale contract is signed at a notary, remotely if you prefer.
- The agreement binds both sides only once the notarial contract is signed.
- If we pay an advance, its amount and refund terms are agreed in writing before payment.
- The price, payment schedule and handover date are fixed in the contract. Sellers usually receive the money within 7 days of agreeing.
4. Costs
- Sellers pay us no commission and no valuation fee.
- We pay the notary fees and state duties of the purchase.
- Obligations on the apartment (e.g. a mortgage, apartment-association or utility arrears) are settled from the purchase price at the deal, unless the contract says otherwise.
5. Seller confirmations
- You give correct and complete information about the apartment.
- You have the right to sell it (you are the owner or act with the owner’s authority).
- You tell us about defects, encumbrances and debts you know of.
6. Information on the site
Information on the site is general; it is not a valuation report or legal advice. Statistics (e.g. apartments bought and average deal time) come from our own deal data and update automatically.
7. Liability
We are liable to the extent the law provides. We are not liable for loss caused by incorrect or incomplete information you gave us, or for the content of third-party websites. These terms do not limit your statutory rights.
8. Intellectual property
The site’s text, design and logo belong to Scandikodu OÜ. Copying them for commercial purposes requires our permission.
9. Personal data
How we process personal data is described in the privacy policy.
10. Governing law and disputes
These terms are governed by Estonian law. We try to resolve disagreements by negotiation; failing that, disputes go to Harju County Court unless the law provides otherwise.
11. Changes
We may change these terms. The new version is published on this page with its effective date and does not affect contracts already signed.
